Nakheel, a member of Dubai Holding Real Estate, has awarded a main construction contract worth more than AED 800 million to Metac General Contracting Co for Phases 1 and 3 of Bay Grove Residences on Dubai Islands. The Arabic primary ran on 18 September 2026 in Emarat Al Youm (الإمارات اليوم), and the developer’s English press release repeats the same printed figures. For investors and agents, this is a delivery signal on a sold-out waterfront community — not a new launch brochure.
Dubai Islands is the master-planned coastal destination off Deira that Nakheel is building as five islands with more than 20 kilometres of beaches. Bay Grove Residences sits inside that map as a contemporary waterfront residential cluster with landscaped commons, walking and cycling routes, and access toward Crystal Beach. When a developer moves from sell-out to a named main contractor with a published value and a late-2028 main-works target, the client brief shifts from “will they build?” to “what is the construction path and what still sits outside the press release?”
What the primary sources actually printed
The contract covers 537 one- to four-bedroom homes across seven residential buildings. Phase 1 comprises 296 homes in four buildings; Phase 3 comprises 241 homes in three buildings. Main construction works are anticipated to complete in late 2028. Once complete, the wider Bay Grove Residences community is planned for 1,154 homes across 15 buildings. Plans for the remaining 617 homes across Phases 2 and 4 are progressing, with further construction appointments still to be announced. Why investors should care
Off-plan buying — purchasing from plan before the building is finished — is a cash-flow and escrow story as much as a design story. A sold-out phase that now has a named main contractor, a printed contract value above AED 800 million, and a late-2028 main-works horizon is useful underwriting context: it tells you the developer is spending on delivery, not only on marketing.
Read it the way a capital allocator would. Separate three layers.
