Taskeen Is Not the Golden Visa
Taskeen is DLD’s 2-year investor permit — not ICP Golden. Sole title: no min value. Joint share: AED 400k. Open the live Cube-Taskeen page before you wire.
A 2-year Cube permit is not a Golden Visa.
Gulf News, 19 August 2026, 10:00 recapped how Dubai is widening property access — first-time buyers, Flexi Rent, and, via Bayut, Taskeen. The paper said the old Dh750,000 floor for sole owners is gone, and a joint owner still needs a Dh400,000 share. That is the peg. It is secondary. The rule sits on Dubai Land Department’s live service page: Investor Residence Application (Taskeen). Open that page before you wire for “residency.”
Investors: no minimum on a sole title is not a yield, and it is not a 10-year (or 5-year) Golden. Agents: do not brief Taskeen as Golden Visa. Sole versus joint is the first question. Send them to Cube-Taskeen, not a WhatsApp rumour.

What the Live Taskeen Page Actually Prints
Fetched again on 19 August 2026. We print what the service page prints. We do not invent a third visa.
The service name is Investor Residence Application (Taskeen). It is a residency visa linked to property ownership in the Emirate of Dubai, with the possibility to sponsor a spouse and children, in accordance with the type of ownership and the specified eligibility criteria.
Eligibility, as printed:
- Individual Ownership: the property owner may apply for the license and residency visa regardless of the property value.
- Joint Ownership: a co-owner may apply if their share value is not less than AED 400,000.
That is the sole-versus-joint split. Gulf News, via Bayut, aligns on those two points — no floor on a sole title; AED 400,000 on a joint share. It does not turn Taskeen into Golden. We do not carry Gulf News’s first-time-buyer counts into this piece. Those are a different product.
Issued document: a two-year residency permit. The sponsor is the owner.
Fee, as printed: investor visa, 2 years — AED 10,212.50.

Documents, as listed: passport; electronic copy of the title deed; personal photograph; Emirates ID if available; current residence visa or entry permit if available; a Good Conduct Certificate issued in Dubai, addressed to Dubai Land Department.
Partners listed: the Federal Authority for Identity and Citizenship (ICP), Dubai Health Authority, insurers, and Dubai Police.
That is the live walk. Cube-Taskeen. Two years. Sole versus joint. In person. Not a decade. Not a federal Golden card.
What Golden Actually Prints — Federal, Not Cube
Golden is a different door. It is federal. It is ICP, not Cube-Taskeen.
We retried ICP’s Golden Residency page on 19 August 2026. It returned 404. We do not pretend the table loaded. A search snapshot of that URL, as indexed on 19 August, printed: “Investors in Public Investments or Real Estate — 10 years (public investments) / 5 years (real estate investments) — Minimum capital of AED 2 million…” and, for Real Estate Investors, a letter proving ownership of at least AED 2 million (without loans). Treat that block as ICP’s Golden Residency page as indexed 19 August — not as a page we opened today.
What we did open today is ICP’s entry-permit card: Entry Permit Issuance for Real Estate Investor Residency. That page prints a visa to complete the procedures for obtaining the Golden Residency for a period of 10 years. Terms include: the property must be fully owned by the investor. Required documents include a letter from the Real Estate Registration Department confirming ownership of property worth at least AED 2,000,000.
One URL, as indexed, prints a 5-year real-estate line beside a 10-year public-investment line. The other URL, live today, is a 10-year Golden entry-permit card. We do not pick a winner. We do not merge either of them into Taskeen. Both are federal Golden. Neither is Cube-Taskeen. Give the reader both URLs. Let them open both.
The DLD FAQ Still Prints Other Numbers
DLD’s own Frequently Asked Questions, under Residence Services, still prints a different grid. As fetched on 19 August 2026: a residence permit if the property value exceeds AED 1 million; the Cube Centre as the place where property residencies are issued; and two types — a three-year residency on a property whose value is AED 750,000 or more, and a five-year residency on a property whose value exceeds AED 2 million.
That is the FAQ. The live Taskeen service page prints two years, no minimum on a sole title, and AED 400,000 on a joint share. We treat the FAQ as a possible stale page versus the live service you walk. We do not pick a winner. If you are walking in today, the URL to open is the live Taskeen service page / Cube-Taskeen — not a FAQ card you have not checked against it.
Investor Check: Walk the Page Before You Wire
- Open the live Taskeen URL. Read sole versus joint. A sole title with “no minimum” is not a 10-year Golden and it is not a yield. It is a two-year DLD permit on the terms printed today.
- If the title is joint, the page’s test is the share: not less than AED 400,000. Do not brief a joint purchase as if it were a sole-owner walk.
- Budget the printed fee: AED 10,212.50 for the two-year investor visa, plus the family and parents lines if you are actually applying those — as listed, not as a WhatsApp lump sum.
- You must attend in person. No representative. Cube-Taskeen hours are on the page. 7–10 business days is the printed time, not a same-day stamp.
- Do not wire because someone said “residency is included.” Open the DLD page. Then open the ICP Golden URLs. They are different products.
- A payment plan is not a visa. If the unit is still off-plan, read the instalments first: How to Read Dubai Off-Plan Payment Plans.
Agent Briefing: Do Not Say Taskeen Is Golden
- Attribute the peg: “Gulf News, 19 August 2026, 10:00, via Bayut, on Taskeen thresholds.” The primary is the DLD Taskeen page. Do not brief the newspaper as DLD.
- First question: sole or joint. If you cannot answer from the title deed, you do not have a briefing. You have a slogan.
- Do not say “Golden Visa” when you mean Cube-Taskeen. Two years. Owner is the sponsor. In person at Al Manara Center (Cube-Taskeen) or a listed trustee.
- If the client wants federal Golden, send them to the two ICP URLs above — the 404’d Golden Residency table as indexed 19 August, and the live 10-year entry-permit card. Do not pick the year for them. Do not merge AED 2 million into Taskeen.
- If they quote AED 750,000 as “today’s Taskeen rule,” open the live service page with them. The FAQ still prints 750,000 / 3 years and 2 million / 5 years. The service page prints something else. Show both. Do not paper over the gap.
- Flexi Rent stays in the rent column. It is not a visa add-on: Flexi Rent Is Live. RNPL Is Not.
When to Walk Away
- Anyone who briefs Taskeen as Golden Visa.
- Anyone who quotes AED 750,000 as if it were today’s Taskeen service page — without opening the live URL.
- Anyone who sells “no minimum” on a sole title as a yield, a Golden, or a 10-year stay.
- Anyone who treats a joint share as if the sole-owner line applied.
- Anyone who points you at a WhatsApp screenshot instead of Cube-Taskeen / the DLD page.
- Anyone who merges ICP’s AED 2 million Golden letter into a Cube-Taskeen walk.
A permit can sit on a title. It does not make the title a Golden. Walk the page that issues it.
