Jebel Ali Village: 892 Homes, Not Done
Nakheel began handing over 892 homes at Jebel Ali Village on 17 Aug 2026. Keys are moving. Clubhouse, retail and padel are still planned.
The keys are being handed over. The lifestyle in the brochure is not all open yet.
WAM, 17 August 2026 — Nakheel, a member of Dubai Holding Real Estate, has begun handing over 892 homes at Jebel Ali Village. Residents are starting to move in. That is a handover start. It is not a title. It is not full occupancy. It is not a Dubai Land Department registration print.
Arabic wording on the same wire wins on names and figures: WAM Arabic, 17 August. Emarat Al Youm printed the same 892 homes, about 5,500 residents, and the same open-versus-planned amenity split the same day. ARN carried the Dubai Media Office English pickup that evening. We did not find a dedicated Nakheel media-centre handover PR. We cite the wire. We do not invent a URL.
What actually started
WAM Arabic is the source of truth on the printed numbers. Nakheel — a subsidiary of Dubai Holding Real Estate (دبي القابضة للعقارات) — began handing over 892 homes at قرية جبل علي / Jebel Ali Village on 17 August 2026, after completion of residential construction and basic infrastructure. The community is designed as low-density. WAM Arabic prints 80 hectares and نحو 5500 ساكن — about 5,500 residents. Emarat Al Youm matches 892 and ~5,500. It does not print 80 hectares. Keep 80 ha labelled WAM Arabic.
Those three figures — 892 / 80 ha / ~5,500 — are company and WAM figures. They are not a DLD table.

Location as printed: next to Sheikh Zayed Road, close to Ibn Battuta Mall and Discovery Gardens Metro Station. That is access. It is not a yield.
Old village, new product
Do not brief the 2026 keys as if the old village is still standing.
Heritage, labelled: Government of Dubai Media Office, 2 November 2021 (Arabic: نفس المسار) is the origin print for the redevelopment — a new villa community on the same address. It is not today’s handover.
The National, 17 August 2026 — not WAM — writes that Nakheel is handing over 892 villas and townhouses; that the original 290 homes were demolished in 2022 after a 12-month notice; and that the village was originally built for British and Dutch Jebel Ali Port workers more than 40 years ago. The same piece, still The National, previously attributed townhouses of 268–315 sq m, and 4- and 5-bedroom villas with average plots of 641 sq m (4-bed) and 706 sq m (5-bed). Those mix and history lines stay labelled The National. They are not WAM.
Emarat Al Youm reprinted the handover the next day, 18 August, still without 80 hectares, still matching WAM on 892 and ~5,500.
Open now vs planned
This is the check. WAM splits the amenity map. So does Emarat Al Youm.
Described as access now: landscaped parks and open spaces; walking and cycling routes; sports facilities; children's play areas; a community pond; swimming pools within each residential cluster.
Planned — not yet open. WAM English: “are planned to open as part of ongoing developments.” WAM Arabic: المرافق المقرر افتتاحها. The list: a community centre with retail; a clubhouse; a gym; padel courts; event lawns.
If a host sells padel, the clubhouse or the retail strip as if they are already open, stop the walk. Walk the cluster. Do not walk the CGI.
Investor handover checks
A named community starting keys is not a citywide delivery thesis. The generic handover frame is already on file: Dubai’s Delivery Test: Why Handovers Matter. Today is Jebel Ali Village.
- Snagging. Walk the unit. Walk the cluster. Sign nothing you have not seen.
- DEWA. Connection is not a brochure line.
- Service charges. Ask what is charged now, against amenities that are actually open — not against the planned clubhouse.
- What is open versus what WAM still prints as planned.
- Access: Sheikh Zayed Road, Ibn Battuta Mall, Discovery Gardens Metro. Roads colour only: Dubai Roads: Property Signal.
892 / 80 ha / ~5,500 remain company/WAM claims. They are not occupancy. They are not a DLD registration count.
How to brief a client who remembers the old village
Do not sell “the old village” as if the 290 homes are still there. The National’s demolition line is 2022. The product in front of you is the 2026 redevelopment.
Do not sell a finished amenity map. Clubhouse, retail, gym, padel and event lawns are planned. Parks, paths, the pond, cluster pools and sports facilities are the open list as WAM printed it. Confirm on the ground.
Place is the brief, not a clone of another file. Dubai Creek Lights: 8km, Q1 2027 is a different place signal. A different named handover — Danube’s Handover Test — is a different file too.
When to walk. When to wait.
Walk when you can see the cluster, not a deck. Walk when the snag list is still unsigned. Walk when you can point at an amenity and say open or planned.
Wait if the pitch treats “handover begun” as title, as occupancy, or as a DLD print. Wait if the host sells the 2021 launch render as the 2026 street. Wait if padel and the clubhouse are briefed as if they already have a key.
Handover begun is a start. It is not done.
