H1 Completions: 104 Projects, AED 111bn
GDMO 20 Aug, citing DLD: 104 H1 completions, over AED 111bn, 24,537 units. Last year’s 75 is completed in the lead and launched later. We print both.
A completion is not a launch. Dubai Land Department’s H1 dump, as printed by the Government of Dubai Media Office, is the first one.
GDMO Arabic, 20 August 2026 — citing DLD — is the primary. The English twin of that slug is a 404. English official is WAM English, dateline Dubai, 20 August 2026. Arabic carry: WAM Arabic. What GDMO Printed, Citing DLD

- 104 completed projects in H1 2026 versus 75 in H1 2025 — an increase that exceeded 38.7%.
- Investment value exceeds AED 111 billion versus AED 73 billion — growth of 52%. A later graf says نحو 111 مليار. Keep both as printed. Do not invent a third total.
- New real-estate units: 24,537 versus 18,043 — an increase that exceeded 36%. Lock 24,537. Do not round it to “more than 24,000.” Do not swap in a consultant’s 24,800.
- Built area completed / ready for handover: 1.95 million sq m versus 1.58 million — growth that exceeded 23.4%.
- Land cost allocated to projects: AED 19.46 billion versus AED 8.27 billion — a jump that exceeded 135%.
- Land area allocated to completed projects: about 1 million sq m versus 484,000 sq m.
Sheikh Hamdan bin Mohammed, as printed: H1 2026 results advance D33, doubling the economy, a top-three global economic city. The increase in the volume of real-estate transactions and projects, and in investment inflows, is a renewed international vote of confidence — flexible legislation, infrastructure, transparency, private-sector partnership. That is the Crown Prince line. It is not a yield.

The Tension: Completed vs Launched
Print it. Do not smooth it.
The lead, and WAM English, pair 104 with 75 as completed projects. Later in the same GDMO Arabic body, the 75 H1 2025 projects are “75 مشروعاً تم إطلاقها” — launched. We do not pick a winner. We do not invent a reconciliation. If you brief “75 completed last year,” you are on the lead. If you brief “75 launched last year,” you are on the later sentence. Show both. Open the GDMO page.
H1 2026 is also described as a boom in إطلاق وتطوير — launch and development — of new investment projects. That is narrative colour. It is not a launch count. We do not invent one.
Investor Check: Stock Arriving, Land Already Paid
- 104 / 111 billion / 24,537 are DLD via GDMO, 20 August 2026. Not a consultant table. Not a daily REST tape.
- Units and GFA that are completed or ready for handover are the delivery test, not the launch test: Dubai’s Delivery Test: Why Handovers Matter.
- Land allocated to these completed projects more than doubled in area and jumped more than 135% in cost, as printed. That is a land bill inside the dump. It is not a plot-price index you can paste onto the next off-plan.

Agent Briefing: Walk the Unit Count, Not the Slogan
- Attribute: “GDMO, 20 August 2026, citing Dubai Land Department.” English official is WAM, same day. The GDMO English slug 404’d when we opened it. Do not brief a page you cannot load.
- First number: 24,537 new units. Not “more than 24,000.” Not 24,800 from a broker also-read.
- First distinction: completed versus launched. If the client asks whether last year’s 75 were finished or launched, open the GDMO body and show both sentences.
- 1.95 million sq m ready for handover is GFA you can, in principle, walk. A launch slide is not.
- Do not merge this dump into yesterday’s Fitch note. Funded masterplans are a launch filter. This is a completions dump.
When to Walk Away
- Anyone who treats 104 as a launch count.
- Anyone who substitutes 24,800, or “more than 24,000,” for 24,537.
- Anyone who papers over “completed” in the lead and “launched” later as if GDMO printed one word.
- Anyone who cites a DLD PDF we did not open.
- Anyone who sells D33 as a yield.
Stock that is done is the brief. Stock that was launched is a different sentence. Print both.
