The UAE’s Golden Visa — إقامة ذهبية, a long-term residence permit without a local work sponsor — is still the label investors ask about first. What u.ae prints for investors
The government portal describes the Golden Visa as a long-term, renewable residence visa valid for 5 or 10 years, with no sponsor, the ability to stay outside the UAE beyond the usual six-month limit that can cancel other residence permits, and the ability to sponsor family members. In the eligible-categories table, the Investors row (public investments or real estate) lists:
- 10 years for public investments
- 5 years for real estate investments
- Main requirements: minimum capital of AED 2 million; property ownership or contribution to an establishment paying at least AED 250,000 annually in taxes
That wording is federal orientation — quote it as printed, then confirm the live application path for your asset before you pay fees.
What DLD Cube is for
Cube is DLD’s service centre for real-estate residency applications. Its FAQ states you can apply for property-linked residency under the centre’s terms, that Cube handles investment residency filings plus medical examination, Emirates ID printing, and health insurance links with the federal identity authority, and that eligible 10-year real-estate investor residence applicants should use the documents listed on the Golden Residency page and apply through the website (do not treat a walk-in as the first step). How to brief a client (or yourself) before you wire
