Property Golden Visa: The Investor Must Attend in Person
DLD’s investor Golden Visa card: applicant must be inside the UAE, and only the applicant attends — no representative at Cube.
Many Dubai desks brief the property Golden Visa (إقامة ذهبية — a long-term UAE residence permit linked to qualifying investment) as a paperwork pack you can send through a representative while the buyer stays abroad. The Dubai Land Department (DLD — دائرة الأراضي والأملاك) prints a stricter operational rule on its live investor service: the applicant must be inside the UAE, and only the applicant attends — escorts are not allowed to apply, and a representative is not permitted. Orientation only — not immigration advice.
Primary: DLD — Golden Visa application – Investor. For the federal overview before you pick a lane, see our note on Property Golden Visa: Read u.ae Before You File. The ICP self-nomination path we covered on 12 October is a different federal desk — today’s paper is the DLD property-investor attendance rule on the Dubai Cube / centre path.
First, the words
- Golden Visa (property investor) on the DLD card is the ten-year renewable residence permit for an investor whose Dubai property purchase value is at least AED 2 million at the time of purchase, with the property (one or more) wholly under the applicant’s name.
- DLD Cube / Golden Visa Services centres are the operational intake points DLD lists for this service (including Al Manara Cube and Dubai World Trade Centre channels printed on the same page).
- Title deed / e-Certificate of Title is the ownership proof DLD lists among the required documents for the investor file.
- Bank no-objection letter is the financing-bank letter DLD requires when the qualifying property is mortgaged — showing the bank does not object to the residence permit and stating the paid amount and the balance (we covered that letter in a separate paper; today is about who must appear).
What DLD actually prints on attendance
Under Service Terms for the investor, DLD states three lines side by side: the property value threshold and wholly owned title; the mortgaged-property bank-letter option; and that the applicant must be inside the UAE. A separate note on the same service page is explicit about the appointment itself: only the applicant is required to attend; escorts are not allowed to apply; applying by a representative is not permitted.
That is an operational attendance rule for the DLD investor Golden Visa path — not a slogan from a portal brochure. If your client is still outside the country, the brief is travel and presence first, then the document pack — not “send the driver with a power of attorney and hope the desk accepts it.”
What still sits in the same file
DLD’s required documents for the investor still include a passport, an e-Certificate of Title / title deed, a personal photo, UAE ID if any, and a copy of the current residence permit if any. Documents that need uploading (birth or marriage certificates, bank letters, and similar) can go through DLD’s document storage space linked from the service page. The printed investor fee total on the same card is AED 9,884.75 for the ten-year residency line items listed there (medical examination, Emirates ID, residency confirmation, DLD fees, administrative fees). Family and parents lines have their own printed amounts — we already walked the fee card in Golden Visa Family Fees on the DLD Investor Card. Service time on the page is 7–10 business days.
Why it matters to an investor
Buyers often plan the Golden Visa as a remote check-list after the SPA (Sale and Purchase Agreement — the contract that records the deal terms) and the title registration. On the DLD investor path, presence inside the UAE is a printed term, and the personal appearance rule blocks a pure “agent goes instead” workflow. Book the Cube / centre slot only when you can attend in person; bring the title proof and, if the property is mortgaged, the bank letter that matches DLD’s wording. Do not invent a workaround from a WhatsApp tip — read the live service page before you fly.
Why it matters to an agent
Brokerage desks lose trust when they promise a representative filing that DLD’s own note refuses. Put the attendance line in the first briefing, next to the AED 2 million purchase-value threshold and the mortgaged-bank-letter option. Separate this DLD Cube path from ICP self-nomination and from Taskeen (DLD’s two-year investor residence lane) so the client does not mix federal and Dubai desks. If the buyer cannot enter the UAE yet, say so early — the file waits on presence, not on another stamped PDF.
A short checklist before the Cube visit
- Confirm the lane — DLD property-investor Golden Visa versus ICP self-nomination versus Taskeen two-year residence.
- Confirm presence — applicant inside the UAE on the appointment day; no representative substitute on this service note.
- Title proof ready — e-Certificate of Title / title deed for property wholly under the applicant’s name at AED 2 million purchase value or more.
- If mortgaged — bank no-objection letter stating paid amount and balance, in the form DLD describes.
- Upload extras early — use DLD’s document storage space for certificates and bank letters before you queue.
- Read the fee card on the primary page — investor total and any family/parents lines as printed; do not invent add-ons.
What we did not claim
We have not invented a new DLD circular dated 15 October 2026, a fine for sending a representative, or a guaranteed appointment slot. The inside-UAE term, the applicant-only attendance note, the AED 2 million wholly owned threshold, the mortgaged bank-letter option, the document list, the AED 9,884.75 investor fee total, and the 7–10 business day service time are taken from DLD’s live Golden Visa application – Investor service page. Confirm the live wording and centre hours on that page before you brief or travel. Orientation only — not legal or immigration advice.
